Building Surveys and Access Audits

In Landlord and Tenant situations, many years of experience has been gained in preparing schedules of condition and dilapidation and negotiating claims through to a successful conclusion. An effective service is provided to established landlord and tenant clients in the commercial and retail sectors. The requirements of the Dilapidations Protocol are fully adopted and detailed knowledge of building pathology, landlord and tenant legislation and building works costs ensure effective documentation and a successful outcome is achieved.

A comprehensive access audit and consultancy service is provided in accordance with National Register of Access Consultants (NRAC) guidance. Access and Equality Audits (Formally DDA Audits) are undertaken with full account of the Equality Act and relevant Codes of Practice.  Advice can be provided on employer and service provider obligations and requirements to undertake reasonable adjustments. Access appraisals are also undertaken on new developments and building adaptations.

Expert Witness

Peter Brack has an established and recognised expertise in providing advice to the Courts on property related matters. He acts for Claimants and Defendants and is often instructed on a single joint expert basis. When acting as Expert Witness, the requirements of the Civil Procedure Rules and RICS Practice Statement and Guidance Note – “Surveyors acting as expert witness” are fully adopted. Expert Witness reports and evidence have been presented in the High Court, County Court, Crown Court and Magistrates Court on property related matters including: Clinical negligence accommodation claims, Housing disrepair and Section 11 claims, Commercial property disputes, Dilapidations disputes, Construction disputes, Boundary disputes. Advice is also regularly provided in planning enquiries and land tribunals.
